Apparatus is now in place for Oakland's newfangled rent registry. Monday, July 3 is the deadline.

Owners subject to the Rent Adjustment Program (RAP) Fee are strongly encouraged to register their units sooner versus later.

If owners do not get with the program, they will forfeit their right to file petitions for rent increases or impose rent increases and will be unable to respond to tenants' petitions. Moreover, the law establishes failure to register as an affirmative defense in most eviction actions. Let's put an exclamation point on that.

For those of you waiting 3+ years for Oakland's eviction moratorium to end, you can be horribly disappointed when you discover that the unlawful detainer is lost because you did not register.

While our first inclination is to educate you on the new regulatory regime, the city has done a good job in its outreach campaign and we invite you to check out their resources.
