Q: I attempted to raise the rent on the tenant and instead of paying the increased rent, they decided to leave and left the keys behind. When they vacated, there was a lot of water damage from an unpermitted washing machine. What do I do next? 


A: Be grateful that the problematic tenant vacated at their own volition. They left the keys there, so change the locks to prepare yourself for the next tenant.

You’ll need to handle the security deposit accounting and within 21 days, send to the former tenants a security deposition itemization form. We don’t know if the outgoing tenants still owe you rent, but you are allowed to deduct any unpaid rent, along with any damages that exceed normal wear and tear and costs for reasonable cleaning. If the deductions are over $125, you’ll need to get receipts when you do this itemization.
