In an annual tradition, we reflect and dispense some suggestions on how rental housing providers and their agents can improve their business as we usher in a New Year.

Every year, our community faces a more complicated regulatory regime, and 20024 will be no exception. But like every year, you can power through your challenges with proper counsel.

I will familiarize myself with new security deposit rules and have a greater awareness of my security deposit accounting.

 

I will require that my tenants maintain renters insurance to better protect them and myself.

 

I will address any habitability issues in my rental units and require that repair requests be made in writing.

 

I will properly document COVID-related rent debt, paying careful attention to the dates when rent accrued.

 

I will have a working knowledge of the law surrounding government-subsidized housing.

 

I will comply with local rent registry requirements to avoid consequences that can be incurred if the unit is in the shadows.

 

In addition to subscribing to updates from Bornstein Law, I will join an industry trade group.

 

I will train my staff and create a culture of zero tolerance for housing discrimination and sexual harassment. 

 

I will take a hard look at my lease agreements and update them to conform with state and local laws.
